Walk Through Videos

We often get many enquiries from people out of town who would like to view the property and apply for a property sight unseen. We always recommend people view first and we give them that ability by providing walk through videos so potential tenants know what they are getting, and they often apply shortly after seeing the videos we take. We prefer to do these videos when the property is fully furnished and staged but it can be done empty as well

Social Media

We tend to fill properties quicker as we advertise on both social media platforms and traditional advertising platforms. Many agencies will not advertise on social media because it does require a lot more time and work to do so. As a result they rely on traditional advertising avenues such as realestate.com.au. For best results, it is important to cater for all platforms at the same time for the best results. It is especially important to respond to those enquiries in a timely manner so that you are not missing out on potential tenants due to slow response times that potential tenants may experience elsewhere. We also have Facebook Groups that were set up and controlled by us. When we advertise on these groups, it is direct marketing to people specifically seeking accommodation. At the time of writing, our Rent Groups currently has combined over 70,000 members

Pre Vacate Inspections

Most agents should be doing Entry, Routine and Exit Inspections. On top of this, we also do “pre-vacate” inspections to ensure a smooth exit process with the property cleaned and ready to go for the new tenant to move in thereby minimising the vacancy period and more money in your pocket.

Digital Reports

Our reports such as the Lease Agreements, House Rules & Inspection Reports are all Paperless and can be provided in PDF format with photos. We go into high detail with these so that we have as much evidence as possible should anything arise with the tenancy. Many agencies still rely on hard copy paperwork and because of this, often their paperwork is not done which can put your insurance and assets at risk. You often do not know what your agent is not doing until you have problems or ask for copies of their paperwork. If you are looking to compare with other agents, ask what systems they use. Owner Property Portal

With our online portal, you have 24/7 access to your property information. You will have access to a detailed view of your property and financial information in one screen. Utilities and Bills

Our agency is able to process any of your utilities and bills for the property. All you have to do is direct them to us and we will look after them for you for peace of mind and not have to worry about a bill not being paid on time*

Carpets, Fire Safety and Water Usage

If you wish to charge water usage, we can organise a plumber to provide a water efficiency certificate so you can. If you want the tenant to have the carpets professionally clean when they leave, it is recommended to get it done before they move in and get a receipt. It is also a regulatory requirement to have the smoke alarms checked within 30 days before the tenants move in as well. We can arrange all of this for you as part of our service.

Maintenance

For any maintenance requests on your property, it goes through our Job Booking System. This automatically sends you an email foryour approval so you are aware of any work that may need to be done on your property and so we can make sure we see the Job through from start to finish. You can also view updated information, photos and quotes via your online portal. When it is an out of hours emergency maintenance request, our office will attempt to phone you directly to keep you apprised. *Note: If there is an urgent emergency repair requiring attention or it something that is a threat to the safety and security of your tenants, and we are unable to reach you, our office may need to decide, on a case-by-case basis, to proceed with rectification works to ensure the property is habitable, secure, and safe

Fees - Starting from 6.6% inc GST

Our “Set and Forget” Fee includes Unlimited Social Media advertising, Letting, Lease Renewals and Administration so you always know where you stand. It also includes your annual fire safety inspections.

Our Traditional Management Fee includes social media advertising, lease renewals and administration. The letting fee is one week rent + GST.

Realestate.com.au is at cost of $99-$119 per listing (area dependent)

Other Costs - We do charge $100ph + GST if for whatever reason, we need to be involved with QCAT or any council or insurance claims. However, we believe that with the correct checks and balances, this should mostly be avoided. As every Property is different, please enquire within for the rates for your property
